January brought mild weather, more sun and less active listings in Laurelhurst. This is a citywide trend, but let’s break it down for our neighborhood.
January 2018 4 sold homes averaging 28 days on the market
January 2019 4 sold homes averaging 70 days on the market
January 2018 3 of 4 homes sold above the list price with 1 at list price
January 2019 4 homes sold but each sold for less than their list price
Has the market changed? The above statistics indicate that things have slowed down, but median sales prices are par compared to last year. What does this mean to a potential sellers? Price conservatively and make sure your home is ready to be viewed by potential buyers. Make sure you take care of any deferred maintenance, declutter, paint if needed, and be patient.
